Specialty
Coastal raised beach house
A raised oceanfront home on the Outer Banks. Ground level (on pilings): two-car garage, beach-gear storage, mechanical room, an entry hall with stair and elevator, a cedar outdoor shower and a covered under-house patio with ping-pong table and golf-cart parking. Main floor (2,464 sq ft): a cathedral great room with living, dining for eight and a kitchen with island and walk-in pantry, all facing the ocean through two 8′ sliders; a primary suite with spa bath and walk-in closet; a bunk room and two more bedrooms with two hall baths and a laundry. A 14′ × 16′ screened porch and a 14′-deep oceanfront deck with beach stair lead over the dune boardwalk to the sand. Metal hip roof.
Learning goal
Design for a flood zone: keep the ground level to parking, storage and entry on pilings, stack the stair and elevator through both floors, open the great room to a hip roof, and wrap the ocean side in a screened porch, railings and a deck over a sloping dune.
